Located in Mitcham, 42 Station Road represents a new benchmark for community-led, sustainable housing in South London. Developed by Clarion Housing Group in partnership with Whitecode Consulting and C Watkins Plumbing, the scheme transforms a series of former industrial warehouses into 98 purpose-built social-rent apartments Beyond housing, the project has been designed as a cyclingcentric community hub, aligning with London’s shift towards low-carbon, active travel. Known locally as Cycle 42, the site includes a dedicated bike café with repair stands, route wayfinding, water stations, and on-site Brompton hire, encouraging residents and visitors to choose sustainable transport. The development also proposes a new pedestrian bridge across the River Wandle, improving access along the Wandle Trail and reconnecting the community with nature. Through extensive engagement, more than 600 local residents helped shape the design, ensuring amenities like the café, bridge, and communal green spaces reflected local priorities. This collaborative approach reinforces Clarion’s goal of creating genuinely affordable, people-focused homes that promote wellbeing and connection.
