Northolt Grange
Located in the London Borough of Ealing, Northolt Grange is a landmark regeneration project that addresses one of the city’s most pressing challenges: the shortage of affordable housing. Identified by the local authority as one of the least affordable boroughs in London, Ealing has placed sustainable, high-quality housing at the centre of its development strategy. The Northolt Grange site occupies the former community centre and sits within a well-connected, pedestrian-friendly neighbourhood. The design adopts a landscape-led, urban approach, aligning with the Greater London Authority’s Healthy Streets initiative. Residential buildings are set back from the street to create active frontage zones, encourage walking and cycling, and enhance the public realm. A modular construction approach underpins the scheme, with standardised, stackable modules that accelerate delivery, reduce construction waste, and improve overall build quality. This efficient method supports the council’s commitment to sustainable development and timely delivery of much-needed homes.
